A coating forms a protective layer over an existing roof. It may be used on certain commercial, flat, or metal roof systems. The product must work with your roof material and the condition of the roof below it.
Coating products include acrylic, silicone, asphalt, and polyurethane options. Selection depends on the roof system and product requirements. We do not recommend applying cool roof coatings over existing asphalt shingles.
Coating over leaks or wet roofing can hide a larger problem. We check seams, flashing, drainage, and signs of trapped moisture before we recommend the work. Needed repairs and surface preparation come first.

Common questions
Will a coating fix every roof leak?
No. A coating is not a cure for all roof damage. Leaks, wet insulation, and damaged roof sections need to be assessed and repaired first.
Is roof coating the same as roof replacement?
No. A coating goes over a suitable existing roof. Replacement removes or replaces worn roof materials and may be needed when damage is widespread.
